The short answer
Restoration pricing splits into mitigation and reconstruction, and almost every published average silently merges them. This section covers what jobs cost, what drives the number, and what a contractor’s rate is actually built from.
Every cost guide in this industry is written for a property owner deciding whether to call someone. Almost none is written for the person who has to produce the number. We write both sides, because the same facts drive each.
Two distinctions do most of the work in this section. The first is mitigation versus reconstruction: drying a building and rebuilding it are separate scopes with rates that differ by a factor of roughly five, and comparing a figure from one against a figure from the other is the single most common source of confusion in published pricing. The second is the water category, which decides whether material is dried in place or removed, and therefore moves price more than floor area does.
In this section
Water damage restoration cost, by water category
Mitigation runs $3 to $12 per square foot depending on contamination. Includes the contractor rate build-up.
Mold remediation cost, and what actually drives it
$10 to $30 per square foot, with a minimum charge because containment costs the same on any size job.
What is happening in this area
Published national averages for water damage restoration cluster tightly because they largely derive from the same aggregate sources rather than from independent surveys. Where two sites report figures a dollar apart, that is usually shared lineage, not independent confirmation.
None of the widely cited cost figures in this vertical publishes a sample size or a collection date. We flag that wherever we cite them, and our own indicative ranges are labelled as compiled rather than surveyed.
