Once you have built containment, run negative air and set up decontamination, the marginal cost of treating more square footage inside that containment is comparatively small. That is why per-square foot pricing falls as jobs get larger, and why small jobs carry a minimum.

The 10 square feet rule is guidance, not law
EPA's mold cleanup guidance suggests that a homeowner can generally handle mould covering less than about 10 square feet, and should consider a professional above that. This figure is repeated constantly online as though it were a legal threshold. It is not. It is federal guidance aimed at homeowners, and it carries no enforcement.
What can be legally binding is state licensing. Florida sets a 10 square foot threshold in statute for when mould-related services require a licence, which is a different thing from the EPA’s advisory figure. See Florida Statutes Chapter 468, Part XVI.
Assessment and remediation are deliberately separated
Several states treat the company that tells you that you have mould and the company that removes it as a conflict of interest. Florida licenses mould assessors and mould remediators as separate credentials, and our pull of the state licence file on 23 September 2026 showed 3,310 assessors and 3,192 remediators, an almost one-to-one split that reflects exactly that separation.
For a property owner this means budgeting for two vendors, not one. For a contractor it means the post-remediation verification that closes out the job is generally billed by somebody else, and you should price the return visit if verification fails.
What the price does not include
- Finding and fixing the moisture source. Remediation without repairing the leak is a repeat job, and plumbing or roofing work is a separate trade and a separate bill.
- Reconstruction. Replacing the drywall, insulation and flooring that came out is a rebuild scope.
- Contents. Cleaning, storing or replacing affected belongings is usually priced separately.
- Clearance testing. Often billed by the independent assessor rather than the remediator.
