Almost every published water damage restoration cost figure is written for a homeowner deciding whether to call someone. This one is written for both sides of that call, because the contractor question is the one nobody publishes: what should the number actually be, and what is inside it.

Price follows the water category

ANSI/IICRC S500 defines three categories of water by how contaminated it is. The category is not a billing formality. It decides whether porous material can be dried in place or has to be cut out, bagged and disposed of, and that single decision moves the price more than floor area does.

Note the trap in the last row. Water that started clean becomes Category 2 or 3 with time and temperature. A Category 1 loss that sat over a long weekend is not a Category 1 loss when you arrive, and pricing it as one means absorbing the difference yourself.

Mitigation is not reconstruction

The single largest source of confusion in published cost figures is that they add two different scopes together and report one average.

That is unburdened wage, not your cost. Add payroll tax, insurance, vehicle, training and unbilled windshield time before you compare it to your billed rate.

Why published averages disagree

Cost aggregators report different national averages for the same job. That is not because one is lying. It is because they bundle different scopes: some quote mitigation only, some include partial reconstruction, some blend commercial and residential, and most do not publish a sample size or a collection date. When you compare two figures, check what is inside them before concluding that one is wrong.
